Super important detail: When you, as a wholesaler, are ready to unload a property, you market the contract NOT the actual house. The latter is illegal brokering. Steer clear!

There are loads of reasons why a seller becomes motivated, which is crucial to wholesale real estate deals. Now, when you get a property under contract with the seller, that’s basically saying, “Hey, I might have someone, an end-buyer, who wants to buy your house.”
  1. Find a Buyer or Motivated Seller: Next up, you’re on the hunt for an investor-buyer who’s interested in the property. Or, they already told you the types of deals they’re interested in, and you go out and find deals that fit those criteria. (Those criteria are often things like location, rent amounts, # of bed/baths, school district, etc.) This is where your networking skills come into play.
  1. Assign and Earn: Once you’ve found an investor or the right property for a specific investor, you assign them your rights in the contract. Here’s the cool part: You assign the contract over to them at a higher price than your contract with the seller. The difference b/n the two? That’s your profit. Pretty sweet, huh? For example, you’re agreement contract with the seller is for $100k. But you and your investor agreed to $115k. So you scoop up a handsome $15k profit. Rinse and repeat!

Now remember, as a wholesaler, you’re the middleperson. Your job is to bring together the motivated seller and the investor-buyer.

Now, as I mentioned above, instead of searching for motivated sellers, many wholesalers create their buyers list first. They ask those buyers what types of deals they want, then the wholesaler goes in search of that specific type of property. Again, often based on location, size, rental profit potential, etc.

Finding Buyers

This part can be fun! Attend local real estate networking events or even chat with friends and family. Hop on real estate investing Facebook pages in the market you’re interested in. Anyone wanting to fix up properties to sell or rent could be your potential buyer.
